Job Description:

Summary of Responsibilities: Supervise and coordinate activities of employees and outside contractors engaged in maintaining and repairing the physical structures of buildings, amenities and grounds in order to enhance and/or preserve the property.

Essential Duties and Responsibilities:


To carry out those duties and responsibilities assigned by the Maintenance Supervisor’s immediate supervisor.




  • Regularly perform physical inspection of all parts of the asset to ensure high level of quality.
  • Directs employees and outside contractors in apartment renovation such as cleaning, painting, carpet replacement, counter repairs, appliance repairs, etc. Directs employees and outside contractors in response to Maintenance Service Requests and in performing structural repairs to masonry, plumbing, woodwork, irrigation systems, swimming pools, spas, etc.
  • Responsible for correcting any known life-safety hazard at the site. Conduct regular safety meetings with the maintenance staff. Ensure compliance with all Hazardous Materials and OSHA requirements.
  • Obtain bids for work from outside contractors. Assemble, analyze, and submit bids to the Business Manager with a recommendation for action; acknowledge receipt of all goods and materials delivered to the site for maintenance and repairs; supervise and approve all work performed at the site by outside contractors.
  • Upon approval by the Business Manager, establishes the work schedule for maintenance staff.
  • Assist the Business Manager in planning and administering the maintenance budget.
  • Participate in after hours and emergency response.
  • Establish and document a preventative maintenance program for the community.
  • Create and maintain a positive environment for staff and promote an exceptional quality of life for the residents of the community.

Experience and Skills:

Qualifications: These requirements represent the education, knowledge, skill, certifications/licensure and/or ability required to perform the job satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential duties noted above.

  • Associates Degree (AA) or equivalent from a two-year college or technical school; or two years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to read, analyze and interpret technical procedures and government regulations. Ability to write legibly and clearly. Ability to communicate with residents and other employees. (In some job locations, bilingual skills may be required depending on the community’s demographics).
  • Ability to calculate figures and amounts such as discounts, proportions, percentages, area, volume, as well as other basic algebraic functions.
  • Ability to solve practical problems and deal with a variety of frequently conflicting priorities. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to deal with residents in an empathetic, professional manner. A good understanding of customer service concepts and applicability will be necessary in this position.
  • HVAC, EPA, and CPO Certification. Complete and pass the Fair Housing Test. Valid state driver’s license required.
  • Basic Computer skills are necessary to enter and receive data and to program access gates.
  • Must have own tools.
  • Experience in renovation (ad-val) programs strongly preferred.
  • Knowledgeable regarding ladder safety.
  • Valid state driver’s license.
  • Must be able to read, speak, understand, and write in English. Must have the ability to read and comprehend supervisor and manufacturer’s instructions, simple correspondence, and memos. Ability to write simple notes and to fill out a Maintenance Service Request. Ability to communicate with residents and other employees.
